Concrete leveling, in one sentence
Concrete leveling raises or stabilizes an existing slab by placing material beneath it; the goal is to restore support without demolishing otherwise serviceable concrete.
Start with the failure—not the product name
“Sunken concrete” describes a result, not a diagnosis. A panel can drop after poorly compacted fill settles, water carries supporting soil away, an edge loses support, a buried line leaks, or repeated wet-and-dry cycles change the soil. A nearby panel can also move upward from roots or soil pressure, making the lower panel look like the only problem.
The useful first question is not whether foam or grout is better. It is whether the slab is still a good candidate for lifting and whether the condition that removed support is still active.
Leveling, resurfacing, grinding, and replacement solve different problems
Leveling or lifting
Used when a reasonably intact slab has lost support or elevation. Material is introduced beneath the slab to fill voids, stabilize, and—in suitable cases—raise it.
Resurfacing
Used for certain worn, discolored, or lightly damaged top surfaces. It does not rebuild missing soil support or reliably correct a dropped panel.
Grinding
Can reduce a limited raised edge without lifting the lower slab. It removes surface material and may affect appearance, drainage, or thickness.
Replacement
Removes and repours concrete when the slab is too deteriorated, badly fractured, improperly built, or unsuitable for controlled lifting.
What a complete assessment should separate
- Settlement versus heave: determine which panel moved and in which direction.
- Position versus condition: a slab can be level but structurally poor, or strong but out of position.
- Void filling versus lifting: some projects need support restored without a large change in elevation.
- Symptom versus water source: raising the slab may not correct runoff, erosion, or a plumbing leak.
- Cosmetic expectation versus achievable result: old cracks, joint wear, stains, and color differences usually remain.
Common lifting materials
Providers may use expanding polyurethane systems, cementitious grout, or another engineered fill. Material names alone do not determine quality. Ask how the provider controls lift, estimates void volume, selects injection locations, protects adjacent structures, closes holes, and handles a slab that does not respond as expected.
Foam systems are often selected for smaller injection holes and controlled expansion. Cementitious systems use a heavier pumpable mixture and may be appropriate in other conditions. The provider should explain why its method fits the slab, access, soil, and desired outcome rather than presenting one material as universally correct.

Compare that scope—not only the total price.

Concrete leveling questions
Is concrete leveling the same as concrete resurfacing?
No. Leveling changes a slab’s position by filling or stabilizing space beneath it. Resurfacing treats the top surface and does not normally correct lost base support.
Can every sunken slab be raised?
No. Concrete that is badly fractured, crumbling, unusually thin, poorly reinforced, or tied into a structural problem may need replacement or another professional evaluation.
Does lifting fix the source of settlement?
Not always. Drainage, erosion, leaking pipes, and unstable soil may require separate work even when lifting restores the slab’s position.
